Maryland real estate market trends are being put together by our MLS, Bright MLS. Here is the update for the week ending August 29, 2021.

Bright MLS current covers seven states, so there are statistics for a number of areas. There is a general overview for the entire MLS, and later there is specific state data.

Starting on page 24 of the Bright MLS multi-state report 08/29/2021, the Maryland real estate data shows the following:

Last week, there was 1.19 new contract written for every new listing, which means that this past week, there were not enough houses for sale then homes that went under contract for the sixth week in a row.

In Maryland, the daily number of “New Active Listings” added to the market from 8/22-29 from last report dropped again, dropping below the same period last year. Listings are now at 96.8% of the number of new listings from the same point in 2020. Going back to 2019, listings are at 100.9% of the amount from then.

New pending listings from 8/22-29 also dropped slightly this week, staying below 2020 for a third week in a row. They were at 97.5% of the same time frame last year, and 125.4% compared to 2019.

Closings also dropped up this past week, falling below both 2020 and 2019 numbers. Closings were at 96.3% compared to 2019, and were at 96.2% compared to the same week from 2020.
