Parkville home sale in July 2012 were up 25% over the same period last year!
$12,926,189 in homes sold in 21234 in July, while only was $10,340,700 sold last July.
Seventy-two homes sold, which is eleven more than July 2011. It took, on average, about 98 days to receive an acceptable contract, which was right on line from last year, where it took 92 days. The average sales price for the homes that sold was $179,530, which was up about 5.9%.
Just like Parkville home sales for June 2012, the biggest change is that there were 246 homes for sale in Parkville last month, while last July there were 412. That is an over 40% drop! The reason this is often good for home sellers is that less competition for buyers can often bring a better bottom line for sellers. This continues the positive trend we saw last month, and hope to see in the future!
Seventy-five homes came on the market in July 2012, while 72 homes went under contract. This is another good statistic for the 21234 zip code, because that means the inventory should hopefully continue to diminish, helping Parkville house values.

Keep in mind that Parkville, the 21234 zip code, has many different neighborhoods. Part of Loch Raven Village is located in 21234, as well as many single family home neighborhoods. Part of the 21234 zip code is located within the Baltimore City lines as well, and Baltimore County and Baltimore City may have very different types of homes and price points. Geeat to hear that sales are up by 25% in Parkville. I’m a real estate agent in Saliabury MD and its been steady. However, the Ocean City MD market is at its peak season right now because of tourists and second home buyers. Hopefully over the next year or two we will be back on the rise with home sales all over Maryland.
Hi John! I am glad it has been steady in Salisbury. I know that the Ocean City market really took a hit. Hopefully if the economy repairs, then people will start buying second homes again!
