Timonium home sales for June 2012 were about even with the same month last year.

Fifty-two homes changed hands in Lutherville Timonium last month, while in June 2011, 51 sold. The total sold volume was $19,861,950, while $19,124,100 sold last year at the same time, which is a 3.86% increase.

The average sale price was up very slightly (1.86%) 10 $381,961. Timonium home sales May 2012 showed an average of $349,913, so this is an improvement over last month. There were two homes that sold for over $1 million, while last month had one in that price range, so that could be the difference in average sales price.

The biggest change from this June over last June is the number of houses on the market.  There were only 168 homes available for buyers to view and buy versus 219 last year.   Less homes for sale is generally good for home sellers!

Sixty-seven homes came on the market, while 78 went under contract. That means that more houses sold than came on the market last month. Definitely a good sign for sellers!
